What is a Schedule of Condition?
A Schedule of Condition is a detailed written and photographic record of the condition of an Adjoining Owner’s property prior to notifiable works commencing under the Party Wall etc. Act 1996.
It provides an objective baseline against which the condition of the property can be compared should damage be alleged during or after the works.
When is a Schedule of Condition required?
A Schedule of Condition is commonly prepared where:

Surveyors have been appointed under the Act

Works have the potential to affect an adjoining property
Although not expressly required in every case, it is widely regarded as best practice and is almost always included within a Party Wall Award.
What does a Schedule of Condition include?
